Investment Info:Small multi-family (2-4 units) buy & hold investment in Bronx.

I make a decent amount of money nearly from my W-2 (over 100k) but still not enough to easily buy another property this year especially if I have to put down 20%.

I had a similar strategy with my first few house hacks: buy in great A & B Chicago neighborhoods....get by with minimum cash flow, and wait...What's your plan for the next purchase Michael?

Keep your focus on how many crappy properties you can buy each year, instead of buying fewer but better properties.

I would definitely reconsider buying into a property that will have a negative cash flow.

If there aren't any massive physical problems with the property, it appears you can grow income and equity.You might be able to buy this with little cash out of pocket if the seller owns it free and clear and was willing to finance nearly all of it.  

My suggestion, buy what you know around you, do add risk by buying OOS when you are in a great location.

If you're planning to buy in the US, there are programs for those that aren't US citizens.

Buy a house to flip.
