Am I giving myself another job/business?

They have had 100% occupancy at market rates and currently bring in around $2,000 per month in cash flow.

I would love to hear from other more experienced in the field about alternative ways to financing that I should consider besides the HELOC, maybe also hear from investors on how the process of bringing investors onboard works.

My mortgage will be $2,005/month, and I’m budgeting up to $600/month for utilities, leaving a potential monthly cash flow of $995.I also set up an LLC and a business account to track rental income and expenses.Questions:Do you have any advice for me as a young real estate investor?

For example if one partner brings the 20% down payment and the other will do the labor for renovations then what would be a reasonable split be.

You could bring less down and possibly have a lower interest rate since you will be living there.

Seems like a pretty straightforward way to do business.

The mayor is investing heavily in bringing regional and national services to the city, which brings more specialized workers.

That may not apply to you, as a financial professional, but I thought I would share the story.Obiously you could re-lever your portfolio to bring the ROE back up, but then you have to place those borrowed funds somewhere that nets a high enough return that the portfolio is ahead, given the drag of the interest and any transaction fees.    

The only other option would be to get a coborrower to bring the down payment or get seller financing with a lower down payment.
