I highly recommend Appfolio just simply because the tenant interface portion of the software is super easy to use and it has a built-in messaging system that makes communication so much easier!

While you may receive numerous inquiries from individuals casually browsing listings, focus your time and energy on serious prospects.

For example, if you are pulling data for pre-foreclosures then directly web scraping the county foreclosure website will be as up-to-date as you can get.You can use sites like Browse AI to set up a scraper without code and have data written to a spreadsheet.

I was using Quicken but found the interface too busy and much more difficult to use.

Usually people saying there are no deals are just browsing Zillow instead of networking, bidding on auctions, working with wholesalers, etc. 

I will keep on browsing this forum and discussing with so many talented and successful people.

I don't really care about that delay since they are free and their interfaces work well for me and my tenants.
