Hey Suhaib, I'm a broker and investor here in Sacramento and I manage about 100 Airbnb properties.

How I have seen an hourly rate structure for a buyers agent work is like this: a non-refundable retainer is first paid to the broker. 

This is why I use a loan broker...I want his experience with who can do what they say and who is a delay. 

They try to act like a servicer and broker at the same time (these are not owner-occupied so not as much red tape) but in reality, they are just a broker that pairs a borrower/flipper/landlord with a lender. 

I co-own a STR PM Co with around 90 doors currently and am also a broker who specializes in STR Investor acquisitions.

You just need confirmation from your broker the amount you would receive from the commission (if they take a cut), if you're your own broker you can authorize that yourself. 

In the 4 states I hold/held broker licenses, all required this knowledge (in BASIC form) for licensure, so the required educational courses should provide a decent foundation.  

They are both brokers, not the actual insurers.
