We are obviously at the very beginning stages of all of this and there are a lot of things that we will be checking into with the city, insurance companies, paintball gear suppliers, etc, but the simplified version I see is:Initial planning and setup is very hands on butCan be managed with young/cheap labor once set up10 acres owner financed, only about 4 acres needed for paintball, 1 for their building5 acres available for other creative highest and best use scenariosProfit from paintball isn't really the point as we are continuing our business and other endeavorsIf the paintball field can pay for itself, pay for the land, and give us a few acres to play with in the meantime, is there a negative side I'm missing here?

Here’s what you’ll get:+ insider’s view of everything:- what I look for when searching- how I found the properties- what it takes to seal & close the deal- numbers: all things $$$ related- plan: what’s my plan to do with them (with chances to practice/“role play” as if you’re the decision maker)- actual process of renovation: planning, construction cost, materials selection for flips, resources (contractors, subs, architects, supplier houses, etc...)- staging, marketing for sale- listing (diy or hire out, resources, etc...)- and everything else in between+ these are all free of course+ my promise that I won’t sell anything during the process :) so you’re perfectly safe with me!!!

Were the later materials actually "incorporated into the house" (I assume they were not acting in any way as just a "material supplier" so simply buying them and even delivering them without installing them would not count as work).

The first time I did a roof the salesman at the supplier (I knew his wife and her family quite well) laughed at me because "I know you're making good money at your job and those (slur for immigrant workers) are only making minimum wage".

Here's why:Aluminum windows last the longest.Tempered or laminated glass are both stronger than plain annealed glass (laminated is just a tick more energy efficient).MUCH cheaper than good quality custom sized impact windows both in initial cost and replacement cost (I doubt that you will find exact fit factory replacements)Covering them with a permanent, crystal clear, UV filtering shutter will prolong the life of the window, eliminate water leaks and window maintenance.Permanent shutters don't break so there's no replacement cost and offer continuous protection whether you're home or away.Increases home resale valueIf you simply want to flip the place, go to a cheap PVC impact window supplier and get a list of standard sizes and modify your openings to fit.
