It is very hard to find deals that can cash flow and generate a cash bonus in todays market with the current rents.To give you perspective: I bought a home for 200k or so, renovating for another 240k.

I turned the extra room without a bathroom into a workout room as a bonus amenity.

There are also bonus rates for larger investments.

Bonus I found a co-host with a presence in the area that would co-host it for 15%.

For a 2 bedroom my projected ongoing is around 13-15k (not counting the rent) at the end of the year because this is my first Airbnb Arbitrage I have and will make mistakes expense wise, the start up costs also is not factored because furnishing and starting everything from scratch obviously will skew the ongoing expenses which would add another 5-8k but I played it smart and have most of the funding charged to buisness credit cards with 0% APR for 12-18 months such that I save money and can take the year in paying back also with sign on bonuses which will save me up to 1.2k or more.If and when I hit my conservative projections my profit should be around 16,300-22000 by the end of the year this is after rent, expenses, cleaning fees and so on. 

If you want to go the extra mile, adding something like Netflix or Disney+ is a nice bonus, especially for families or higher-end guests, but it’s not a must.Cable TV?

I've also bought over 20 round-trip flights with points in the last 6-7 years.Most programs teach how to sign up for new cards and earn the bonus points.

My side also has a small bonus room that could be an additional bedroom if needed.

There is no limit, they do monthly/yearly bonuses and pretty much they make it able to make money to invest in real estate.

Bonus points if they can refer you to reputable contractors in the area.
