We've closed on a handful together in the Myrtle Beach / North Myrtle Beach market. 

My first attempts to get a loan ended in some pretty humbling experiences (getting laughed out of a couple of banks due to zero credit history).Fast forward to today, and after building up some credit, a stronger W-2, and a solid professional background, I’m finally back in West Palm Beach, Florida, looking to make my first deal happen.

I am thinking of one area in particular that is in Ocean Isle Beach and is new construction, short term rentable houses for only $250KI am happy to send you some examples of properties.

Then the frustration comes in - the 26 year old millionaire syndicator who owns 500 doors and is on the beach 300 days out of the year doesn't seem so extreme anymore.

 - a 2/1/1 650’ units 4 or 5 houses from the beach (mission beach) and a 5/3/3 3500’ inland (Jamul) both rent for $4.2k.  

I got started in arbitrage in 2016 with a beach mansion in foreclosure. 

I was really leaning toward a short term rental (Beach House) but can't make the numbers make sense.

If you have the right location (in town or by the beach) and provide an above average property, you can do well.  

i do know one female investor in beach areas of Orange County that sometimes chooses to add ADU on her flips and does well, but she is not hands off and is selective where she adds the ADUs.
