Having done a number of shower stall tile installs I am amazed that anyone would expect the paper coating on green board would be sufficient to absorb the thin-set to ensure the  adequate adherence of tile to a vertical surfaces vs that of cement board.

Also, if your cutting on a miter saw and it's backwards (ridges facing in), stick a piece of scrap molding behind it so it doesn't cut at a vertical slant.Also, it's really common for miter saws to be off.

We have used two styles: the traditional wheels running on a rail {here is it important the lip on your wheels fit down over the round of the rail ... like a train} and wheels inside a track {Note our wheels inside a track are wheels in a vertical rather than horizontal track}.

This would result in a large brokers commission, capital gains event (mostly averted with a 1031 exchange if possible), and having to find a new deal.- Hold to growth the NOI further and make assess again in 12 months.- Refinance the asset and get cash out of the deal.Ultimately, I chose to stay in the deal refinance out cash.

You may be able to avert this issue of needing to go to court separately for the fees by adding in a clause in your lease that says that fees and bills are payable AS RENT.
