I’ve heard a lot about BRRRR, fix-and-flip, and rental properties, but I’m curious about what’s working for you all right now.I know from talking to people that some have gotten into bad deals while using their own money, and I’m worried that using bank funding and ending up in a bad deal could make things even worse—not just for the investment but for the relationship with the bank as well.I’m just trying to make sure my clients use this funding in the right way, without getting themselves into a tough spot.

I'm sure there are great, stable areas in Columbus but I'm not convinced the appreciation has been as strong as most would lead you to believe.I don't know much about Cincinnati, but one glance at the median list price over the past 5 years (attached below) would be enough for me to write it off as not appreciating.I'm personally partial to Detroit and that's where I invest and do a lot of business with other folks as well.

The bank will make you leave 25% equity in the property - but you also still want the property to at least cash flow some - so be careful how much equity you pull out / new debt you take on.I would do a cost benefit analysis of what your actual gain is in cash-flow on buying a new property with a (currently) higher interest rate (if financing), versus just holding on to the current appreciated property and enjoying that cash flow.All the best!

now if you could get a seller to be the bank I get that you could smoke and mirror those deals.. but i would think those would be picked over low value or properties in the worst areas of town etc..
