It's not typical the appraiser will admit they are wrong and bring it up.

I can openly admit not all of our projects have gone well, and most take longer and cost more than we expected, but we have still finished every project to date!

Admit that you are a total flake and you are lying to con people into pretending like your BS program is actually good. 

What happens is that new investors come in looking for someone who knows something, investors who know something, investors who invest themselves...but sometimes what they get is alleged investor-friendly agents who don't invest and don't work with investors much, but know other agents who do.

I didn’t want to spend the money to invest in his program but I admit it was a great investment.  

I pushed back on this and requested a re-appraisal - I submitted comps showing what other less desirable condos in my area have recently sold for - but the appraiser is sticking to his estimate (of course he's not going to admit he made a mistake).

I admit I am very direct and blunt.
