Ultra wealthy to me is the exact opposite of what got you there.  5/3 house in Nice and another in Buenos Aires.  

Gatlinburg and Pigeon Forge are both extremely strong right now , with most people overpaying in the years that you mentioned and simply not KNOWING OR CARING  how to properly run a top notch Air BNB. 

I ended up getting around 9 deals under-contract, while constantly being pressured by my manager to get more deals under-contract or he would publicly mock us in front of everybody.

I have been pressuring daily the builder for answers and im not getting any updates.

It feels like DSCR lenders are catering to BRRRR investors more now than ever with short seasoning guidelines, air tight DSCR requirements (1.0), etc. 

The fact its in a landbank tells me that it was taken back for some reason, which tells me its likely not a high commercial demand for development, but I could be wrong.If it is "on the main drag" in this town then I'd think doing a new build home to do a targeted and intentional air bnb would be the best bet.

They're pressuring their investor-clients to pay for their sins with change orders and/or escalations, or escalations disguised as change orders.
