I have eagerly wanted to get into this space..I had a few calls with Sunrise that had some pretty poor answers / or lack of to my questions so was leaning toward Four Peaks since those conversations went better. 

The problem I'm facing is, most of the jobs out there are looking for someone with a real estate license, Yardi and/or property management experience, which I'm lacking at this time.Ultimately, my wife and I are both looking to transition over into real estate full-time, with my wife becoming a real estate agent and I would work on the property management end, and eventually possibly going into business on our own.

Unkempt lawns, trashy or broken down vehicles, mattresses and trash on empty lots, boarded up houses, bars on windows, dealers and hookers on the corners, the lack of stores or gas stations, occupied properties are dilapidated, etc.Or when Google maps shows stuff like this:

When it comes to hooking up my follow-up system I've seen a lot of other CRMs fall short with drips (lack of good time delays, no custom mailing function, doesn't pause with a response, can send auto messages after a deal closes, etc) 

Both agencies have received reports about RAD in the past.

There can be a lack of natural light but it can be designed for it.

I'm tempted to do what many have said which is to just use a debit card, but I get 2% back on a CC, which is not insignificant when managing dozens of vendors, and I really hate to change a process that's working because the software I chose is lacking a basic feature.  

They talked a good story, but their investor support was very lacking.

You must have helpful Section 8 agencies - anytime I've talked to the tenant's caseworker about issues they just say "not my concern".
