All the while family isn't helping even when they can and the tenant isn't helping themselves because they still buy smokes/weed but hey the landlord should absorb that cost?

It would help if you could participate with someone else while gaining knowledge, what I mean is, its better to be applying or thinking about applying the knowledge as you learn it rather than just absorb a bunch of knowledge but not go through the difficult part of applying it to the real world.One thing you can do is look at strategies you would like to do.

I just sold a MTR to an investor in the DFW area and we were able to find something that was priced well enough to absorb some rehab, still be an ARV that would allow him to exit in about a year if needed and house hack in the mean time if the MTR does not produce well enough.
