If you can beat 12% vacancy rate (remember: half of this is commercial), maybe you get that up to 8.5% or so.And, remember that a 15% return on $1000 doesn't means you can treat your SO to see Avengers in the theater at the end of the year.

Don’t put yourself in a bad financial position because you want to look “Insta-famous and rich”You can do a lot of value adds for your tenants to make it win/win.. very similar to upcharging you get at restaurants, movie theater, airlines etcThings you can do and charge an override off top of my head...Also make sure you can charge things to tenants.
