If the above makes sense, #1) why in hell would you pay anyone 15 % for a down payment, especially a related party #2 why would a lender provide a first D-T or mortgage with a known second at loan origination (violation of underwriting for 99 %of lenders).

To have someone give you helpful advice on where to invest, youll most likely have to provide some more information like what your goals are, are you looking tor a A/B/C/D type property, how much money you are looking to allocate to the buy and rehab, etc.
