Those two factors work in you advantage allowing you to charge rents that let you cashflow when others trying to get in the market couldn't purchase a similar house and make the numbers work.

We sold a wonderful two unit STR in Depoe Bay in 2024, which generally is a no-go zone but has neighborhoods with specific commercial zoning that allows for vacation rental usages as well as a brand new development of luxury homes that allows STR usages similar to Olivia Beach in nearby Lincoln City.

(We had a boat as an AirBNB and the plumbing would clog very easily and we had to state a similar statement and it got us out of refunds and bad reviews) hope that helps!

If it is, why can't you buy similar properties that you are renting with the money you make.If you get $200,000 annually(split proceeds with the other owner), you should be able to buy almost any type of property.
