I'm over the hill in Reno, NV and moved here from Marin County. 

CA way back in the hills 20 30 miles on dirt roads most realtors could not even find the parcels :) I charged anywhere from 15 to 30% commish on those and got it.. it was a waste of time to put them in / on MLS  I doubled ended very one of them for a good 5 to 7 years.

Think of it like, take a fixed return on your money, and stay silent, but do your due diligence on the asset.

No docs required/mods to higher interest rates/huge silent seconds.

Our MTR in the Capitol Hill area has been filled with every kind of tenant, so don't get bogged down trying to target some niche.All of these groups of people have chosen a more nomadic life because they want to experience different cities.

What I struggle with today is how to attack it.Option 1, which was my original plan, was to get control of a $1-2MM property using mostly borrowed and possibly silent investor funds.

Anyone invest with them that can speak on their experience with them?

They get summer traffic from the Dells overflow and in the winter the Cascade Mountain ski/sled hills are there.Good luck!
