Personally when buying rentals I tend to buy in neighborhoods that I feel like I wouldn't personally mind living in and when I look for tenants I try to look for people that not only pass my screening but also I personally don't dislike.  

Maybe getting a referral from people who are respectful of the property will bring you a better quality tenant?

On top of that, we have found that homes with a great view (forest or lake view), or proximity to the clubhouse tend to book better.

Most people who are affected by rent tend to be on lower socioeconomic rungs anyway and thus have less political heft to swing around.

Good summary of what your market is looking for but as we all know, each market tends to have its "wish / want" items which differ from market to market.Flow is definitely a selling point but make adjustments come with a cost. 

I've learned a lot from talking to RE attorneys, since they tend to be on both sides of those partnership deals.

It's slower, but patient people tend to make wise investments.
