I think if you are going to keep all three parties involved as owners of the deal long term then you need to separate yourself as a renter and a contractor.

My management company has recommended sending in their own contractor to make repairs as the tenant has concerns about mold growth. 

He’s a general contractor in Chicago that does large rehabs and buildings. 

I will have a contractor do most of the work from now on Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

If they are, I would pay them off first.I would invest in a different market(likely bigger market) where you can find reliable contractors or find a PM that will be able to manage the properties.

In the long run, I want to build a portfolio that will bring in cash flow.Would be great to connect with all types of professionals who work in the area.

One key takeaway for future projects is the value of hiring professional painters.

But as someone who’s been in the trenches of real estate investing for almost 30 years, I continue to see some flaws.Some of the flaws I have witnessed are when tech-driven companies seem to lack backing from experienced underwriters or seasoned real estate professionals.
