Here’s some of the numbers I’ve been getting:Demo: 6500 + Dumpsters (395/40yd probably need 3 40’s)Roof: 6910 (real bid, replace some sheathing, repair penetrations, repair gutter, spray entire roof with 100% silicone roofing sealant (the white stuff that’s UV reflective).Tuckpointing: 4500 (back wall of property about 5’ wide and the entire 2 stories needs tuckpointing)Plans: 5000Permits: 2000Framing: 27000 (this I think is insane, but hard to tell without knowing what walls need to be moved/reframed) What’s a good cost on framing in St.

There was moisture issue so I will need to replace quite a bit of drywall and flooring.I was able to purchase the property in cash and my plan is to finance the renovation on a 0% interest rate cc then back into financing using the BRRR method.I have been researching a few different cards but I wanted to get recommendations based on some people's experience.Are there any credit cards out there that are offering the best terms at the moment or is the move to go with a store specific card?

It seems they check for visual, electrical, moisture, mold and gas.If it really is that simple than soft inspections can be done much cheaper and faster and more often by a trusted but non - certified joint venture partner.While I'm in the area I can do a demographic, a title, and a infrastructure forecast search.

As to "(if) we don't run out of water" I'm betting that one of two things will happen sometime in the future, 1) it will be decided to pipe the Columbia river from Washington the way oil is currently being piped across continents, or 2) a process will be developed to desalinate seawater cheaply or a process will be developed to bring moisture out of the air which can currently be done on a small scale.
