I'm trying to decide if it's worth the inconvenience of moving multiple times - OTOH, my three properties will wind up costing about $90,000 in capital gains when it comes time to sell, and I'm loathe to part with that much cash ...Any insights/advice appreciated!

@Samuel Coronado  We have a 2 step program that we fund out of balance sheet that allows you to pull out cash before 12 months, and then refi into a conventional loan.

The goal for this investment would more cash flow focused with ideally a bit of appreciation as the secondary goal.

There will be multiple markets you can achieve a 7.5% cap rate especially if you're buying with cash.

However, I’ve been hesitant due to challenges like remote management, high interest rates, and low cash flow.

My family is 100% in real estate and cash.
