Best of luck And to add on to point, those of us with some grey in the beard know a 20yr tenant is going to fight tooth and nail to stay.

Add on regular amortization and I’d have right around 15% equity after 3 years.

Find the meetups and go to them, but first tip would be to generate a value-add on your side.

Even though I'm sure it's super fun, it doesn't photograph well.I would add one or two photos of the trees or the start of a nature path on your property. 

Do they add on the charge if you call in your own repair guy?

Just to add on to my last comment...Ask the contractor to redo the estimate with more detail and if he/she balks or stalls then find another contractor...that is a bad indicator for the $37K job he/she has ahead of them!
