You should be trying to get introductions with some of your cousin's network to hear what types of returns they would expect out of this type of deal, if they are interested at all.  

So many write paragraphs, why?

@Alexander Phillips as all the others stated, look at the contract.I would especially look at any paragraph about the delivery of the property to you.Most of the time, it would say something about the property being delivered vacant.

What I like to do is as I read each paragraph if there is something I need to take in action on, I will take a pink highlighter highlight those words and then draw a line from that out to the margin with a number circled.
