Given this is the 21st century with internet & AI, you'd think the state governments would create an easier way to track all this!

The local casino just replaced free charging with 50c/kwh (4-10x the home price.) when they figured out people were just leaving their car there to charge while they went home.

But i guess in today's world where things are on line and investors are used to Internet communications this is much easier than those days.

If he really wants to "roll up his sleeves", he can scout properties in your community (or on the internet) and get paid a "commission" if he finds one of your investor-friends in Omaha to buy it (aka, acquisition fee/finder's fee).

For SFH, I find it makes more sense if it's a location where Starlink is also best internet option.

There have been at least 3 studies that show this is true for virtually every large city in the US (you can internet search this).- buy and hold is currently tough in San Diego.  

As I'm sure most of you know, a long-term rental is simple since the only recurring expense I own is the mortgage, whereas with a STR I'll own the mortgage, internet, utilities, furnishings, cleaning fees, etc. which just makes my projections a bit foggier.I'm looking for feedback on the below expenses and wondering what else I should be thinking about, that I don't currently have listed.

If you just grab one off the Internet, it will have a lot of holes.
