Wix.com is an easy to use interface and or workpress through godaddy etc are very affordable, but not as easily customized.

The interfaces for building the site are very simple.

It interfaces with QuickBooks.

They interface and work directly with the regular closing entity whether title company or attorney as you choose.California (and more states every day) does have a provision commonly called a "claw back" that involves some additional documentation with your Acct.  

Over the years, I have found that if you have a clear data model (ideally 'implemented' in MySQL for instance) your success rate(s) for all other functions (UI, processing functions, interfaces, etc.) goes up dramatically.

Zillow may be a place to start. use the graphic interface to see current rentals and past sales... it's a place to start.

Will your kids be willing to be the PM interface if you are not as mentally capable?

Prior to closing, the seller or sellers management agent should be the only one interfacing with tenants.

The Ring is nice because they have a battery operated one so thieves can't cut wires.The Nest is nice because the interface for reviewing/saving videos is easier to use in my opinion.We use both.Mike
