We use an Instagram and Facebook page for all our rentals.

The other issue that most didn't see is that now the STR market is 10X more competitive - if you can't market a property to its fullest : Themed/ Clean/ Location/ Instagramable.. then most will get buried in the rise in taxes and insurance.

Do any of you run ads on Google, Facebook, Instagram, etc. on your listings for your fix and flips? 

I would suggest googling (or using Instagram) to find designers in your area that fit your style and visiting their website to see what services they offer.Another avenue is to search for interior design "build recipes" or "design recipes".

For me what I find most disheartening about this whole situation is several of these judgments are recent and during this time he was posting pictures on Instagram of his multi-week European vacation including flying first class, taking multiple cruises etc. 

Of course not, claiming so would be ridiculous (don't tell people on Instagram, though).

They indicated that they were self-employed.....found out they were insta-cart drivers & he also worked as a mechanic on the side.Had to decline them...

Instagram lets people know what I do also so that I am a resource for others who need real estate help, maybe selling their house.
