If you still have another 3 weeks of repairs or are very confident of the move in date it might be okay to list.

Highly recommend self-managing so you can take advantage of a cost segregation and the short term rental loop hole!

Money has to come from somewhere so where will it come from.issue will be if they increase sales tax it will be regressive tax as those who rent and don't own and have low wages will still pay more for everything.

We live in San Diego so would be long-distance, TBD if we self-manage or enlist a PM.
