The challenge is many syndicators like to play in the gray area of the SEC rules, and either educate capital raisers on how to structure a fund of funds, or bring the capital raiser into the GP structure as a co-sponsor or co-GP.

We have several near Temple, in Cobbs Creek, Gray's Ferry.

It may cost a bit but it will avoid headaches and gray areas. 

Nobody has a crystal ball but Grays Ferry is the most depressed of the markets you listed and therefore could theoretically appreciate the most if the neighborhood turns.
