Traffic is horrible at peak our in certain areas and you will do well to look into that.Last i want to say that i have not really seen rents fall significantly in many markets, but in dubai i see it frequently.

Maybe knock on a few neighbors doors and ask some questions.I've found in Texas most people are pretty nice and friendly...the tax assessor people, the appraisal district people, the sheriff's office, maybe the county commissioners, etc. 

Yes, but they were not investor friendly and didn't have the best communication.

Landlord-friendly state, low barrier of entry in terms of price, and solid cash flow. 

Comps, vrbo/airbnb and finally pinterest is your friend.
