Many of you have provided valuable feedback to my many questions regarding syndication, what the different stages entail,  and setting a deal up a deal from ground up - thank you kindly for that. 

If you plan to continue investing then the strategy should entail to use OPM (Other People Money).

I have been focusing on properties in the South/ North east area, avoiding the inner city (at least until I can see for myself what the area entails).

Would love to hear some informative personal experiences of getting licensed, what it entails and what are the pros/cons of doing so.Thanks in advance BP!

Also keep in mind that the definition of a gift would entail not providing your mother a rate of return.

I was hoping the community could provide some guidance on what the process typically entails when contributing capital and any steps they've taken to protect their investment.

Talk to some people who run them and spend some time there to get an idea of what it would entail.
