Lots of interesting feedback - but even if I didn’t feel the OPs offer to passive investors was great - I wouldn’t think it EVIL - which seems to be the opinion of some responders……Key point for people evaluating the “fairness” and “competitiveness’ of the offering is that the sponsor is receiving too much benefit for too little contribution.  

However; investors also bear a responsibility to sufficiently investigate the contemplated investment, to assess whether the investment is appropriate for them, and to know or learn enough about personal finance to evaluate whether or not they are able to sustain a loss without undo strain.  

If you're using financing, evaluate how a rate hike could affect your payments.

Go out in society and evaluate how many have done it.

I like that you pointed out all the positives and negatives for a fair balanced post that will help other investors evaluate future options.I have been posting for a while on how hard the North Alabama market has become, and this post shows a good example of it. 

Just found this thread on a BP search, as I am also evaluating Homeroom.

I am very interested in real estate investing and flipping (I have a decent amount of construction experience) I was wondering what some good resources are to look at when evaluating a property, especially in the Dayton / Cincinnati area.
