@Sonny Jay without knowing your situation it's hard to give you too much advice, but I will tell you that real estate investing can be great for long term wealth creation, it can help you get to financial freedom, so you can quit your job, but it will take some time.

That acheives portfolio BUILDING, which will do long term wealth creation. 

Is it possible (Without creation of LLC) to share the income on rental property between 2 persons in order to reduce tax ?

Overall economic conditions in the Austin metro (job creation, corporate investment, unemployment, etc.) still look very robust and promising for this decade and beyond.

Fwiw i think that negative cashflow was used as an example - to show the power of having the mortgage paid down over time  Obviously most folks dont want to fork out $$, but on the otherhand, if your goal is creation of wealth, we should not be afraid of low/no cash flow properties (if we have the means to hold on to them) 

I'm bias to the SD market, hugely because of appreciation, and wealth creation through home equity, and I know it better than any other city.

Long term value creation and insulation is a diff metric- if you compare the above to prices in the peninsula they didn't see nearly the drop the rest of the country did.
