My aunt is looking to sell her portion of the property as she is getting up there in age.

My aunt is selling it to me and the repairs I make to the house, will offset, not only the cost of the house, but I can live mortgage free for the life of the repair cost.

And when things are good and people see every property selling in one day with multiple offers they think you're overpaid but they don't realize that every auntie that has a real estate license comes back to work and takes deals with family and friends and you as a professional have to do their work for half the commission.

House remains titled to parents who died in the late 80s… Children lived in it without ever claiming it… They died in 2014 and 2015 respectively with no children… They left no will…Their aunt is the closest remaining  relative  along with seven Cousins.

All they care about is whose numbers is biggest.....2) The concern I'd have about orlando would be that you'd end up having to pay a PM and thats going to cut into your cash flow - unless your aunt is going to do it for free.But bottomline is that it is very difficult to manage everything long distance.

I watched my mom flip properties when I was younger, and my aunt is currently a real estate agent that flips when she finds a good deal.

Depreciation (for me) doesn’t fully offset NOI so I want/need that extra deduction or I’m paying Uncle Sam and Auntie California.
