Just wondering.My guess would be that the STR is heavily reliant on people coming in for ski trips.

It's smack dab in the middle of the city and getting to anywhere in the central Nashville area is a short trip.

ONE window that will stay up on its own in each room, no holes in flooring (oddly strict on this one, even a dime size tear in a floor is considered a tripping hazard) a light in every bedroom and enough room for a twin bed and a dresser.

They would like to keep the timeshare as they are reaching a point where they want to take more frequent vacations and it would help cover the cost of those trips.

We just charge a trip charge at the time that we do it of $75. 

If the cracks are big enough to create a tripping hazard or the floor is so uneven it could cause someone to fall, then I would want that fixed.If it's safe, then I want to ensure it is functional.

Tenants, "go into Holiday-mode" and start spending disposable income (and racking up their credit cards) on Thanksgiving feasts & trips, Xmas presents & trips, and finally NYE plans.3) Income Tax Refund checks start being received towards the end of February and corresponding, the rental market starts picking up again as tenants payoff their “Holiday Hangovers".4) Spring Fever starts, sometime in April-May, causing both sales & rental markets to start picking up.

STRs rented and NOT providing substantial services (regular cleaning, meal prep, trips/excursions, etc) goes on schedule E, not schedule C. 2.

POOR CHOICE- Airfare & hotel charges for 1 person, assuming trip.
