Mind you, this person is damn near 50 years old so they should know better!

My duplex - built 1989, 2,060 sf, 2 bed/bath, 1 year old roof, value if I subdivide (county already approved) and sell each separately $150k each ($300k total)Investor duplex - built 1995, 2,300 sf, 2 bed/bath, 5 year old roof, value around $310kThe investors initial request was for an equal trade and they would pay realtor fees, which I replied wouldn't be equal due to buying/selling costs (recording fees, title insurance, closing fee, survey, inspections, loan fees, 1031 fees, accountant fees, repairs), taxes would increase due to new sale price, I'd trade a 3.75% mortgage for a higher one, and I'm on the 10th year of a 30 year loan so resetting that to a new loan would restart amortization and pay more towards interest.

What are your thoughts on putting new construction in a B+/C- neighborhood? Everything around the lot is older but the neighborhood is less than 5 minutes away from downtown, hospital and colleges.

I always tell clients to take care of the hard job first - If this is a sellers market then find your property and even get it under contract before you sell your old property.  

Keep in mind that office is down right now and it could take an extended period to fill.Try to determine why it hasn't sold for 2.5 years.

It is something I am interested in doing in the future, potentially even this year, but I am curious how to put concrete numbers to this decision.  

The property is only 9 years old so that's why I put only $10k also, they are opening a new company that will employ thousands of people nearby so that's why I put a 6% income growth and only 3% expense.

The difference between a 12% return and a 16% return compounded over 20 years will make you sick to your stomach.
