The monthly payment that I have discussed between the me and the seller that the buyer will pay monthly is $1,099 and the monthly payment that i have been discussing between me and the buyer is $1,473.

For all the married people out there; what do yall recommend to put on a wedding registry???? 

Guess my real annoyance is his current lease is for him to pay on the 1st and not the 14th If he wants to pay the entire rent on the 2nd Wed, get him to pay the 'extra' as switching from paying on the 1st to middle of the month. 

I'm considering purchasing a condo in the med center and airbnb'ing it for the other 3 weeks of the month.Anyone with experience in this space? 

A common theme I notice among many people wanting to get involved in the space (happened to me as well) is that a certain book, podcast, interview etc. would light that fire and they would get inspired and want to jump in but don't quite have the process nailed down and goals set.

Regarding 1031, selling these single families wouldn't be a problem in this market, it's finding another better or even equivalently good property in this red hot market that'd be the problem.. especially as an out of state investor presumably investing in the med west without local knowledge and relying on the MLS..
