Although I am thinking about trying to change zoning and rebuild it into either condos or apartments if I have to demo it.I have heard the costs are about $40-60 sq. ft. to rehab, $13,000-$30,000 for demo and $70-130 sq. ft. for building.

But I will demo that one and get three building lots it will be a total home run that onel.

Only really an issue if you plan on doing some serious demo/remodel.- I think they may have used gyp board with asbestos.

@Justin Williams What about things like HVAC New windows Tearing down walls to create an open floor plan replacing doors termite work garage doornew guttersstucco/drywall repair demo and debris removal do you consider any of these items as "extras" or are they included in the $20/sq ft estimate?

Factor in demo and haul off. 

I have also made some contacts with demo guys, drywall and laborers to speed things up.

Be sure to check with the title company and your lender that it is ok to demo any structure before a loan is issued.
