So financing it is an issue.I have experience with several remodels, additions and gut rehabs for my properties where I was the GC (planning, permits & inspections, subcontracting)I can probably start small and purchase cheaper properties with cash (around $100k+) and rehab/remodel/rent/flip and build up a portfolio.

Longer projects I like to set up a percentage system with them and shorter repairs remodels the job should be done quick enough that it wouldn’t matter.

With our local STR's I get maybe 1-2 calls per month from guests needing something outside of my normal cleaning/maintenance process; and it's usually simple requests for things like an extra blanket or the cleaning lady forgot to restock toilet paper.
