I'm looking for a broker that is an investor himself/herself who also likes to work with other investors in Oklahoma City and surroundings.

I'm a big believer in surrounding yourself with people you can learn from and build together. 

I don't see how this could possibly work for a one off investor If there is any equity at all the regulars are going to beat you up.. if I was of a mind to do this is would be looking at the surrounding counties that the big boys don't cover. 

I'm not necessarily seeking legal advice, but rather looking to start a discussion surrounding this legal grey area found in contracts without a financing contingency.Helpful advice for anyone in a similar scenario:Never use sellers attorney as escrow agent.If your "out clause" states that you have the right to back out "for any reason or no reason", do NOT state a reason - there is simply no need and you'll likely find yourself in a similar scenario of he said - she said.Looking forward to chatting!

I am currently in search of any commercial realtors in the San Fran & surrounding markets.

How are surrounding cities doing?

I consider all of downtown Greenville and most of the gentrified surrounding areas to be Surban. 

I am looking to invest in Dallas and surrounding cities. 

I'm now focusing a bit more on Asbury Park and Long Branch, along with the surrounding areas, partly because my brother is moving to the area to be closer to work so that's an at least one potential tenant.My question is- does anyone have insight into those local markets?

Just surrounding yourself with experienced people will shift your mindset.
