There is a lot that is just common sense and stuff you should just know.

Lots of stuff to dig through in regards to all of it, but the biggest takeaway and change to the industry is that fact that buyer agent commission can no longer be offered through the MLS by the seller &/or listing agent.My take; this is great.

We have offered help moving, carrying stuff, and anything to make this process go smoothly but nada.

Be sure to be familiar with SEC requirements and your state stautes concerning lending and the foreclosure process, good to know stuff.

I see Seabrook as a place to visit when you want and use the losses to offset high income net worth stuff.

"low balling" doesn't necessary meet those standards.The way that realtor's generally have to work is provide the seller the true and accurate comps (market value) as well as expressing to them that you could also buy it at a discount but buy it fast, no repairs, etc (all the other stuff wholesalers say/provide).

I was able to mitigate but you really have to understand people and the various reactions to stuff they may have. 

My sincere hope is that someday we can all raise enough awareness, have the right protections in place, that the vast majority of this stuff goes away. 

Most wholesalers lock stuff up for next to nothing etc..
