Data:Oil price spikes have predicted 10 of the last 11 recessions.

This may be location specific even within the state, but my understanding is that, without cause to evict (non-payment of rent, etc) 90 days notice is required for Section 8 tenants.  90 days sounds like a lot, but the plus side is that it gives the tenants plenty of time to leave peacefully instead of digging their heels in. 

Note the recent 13% spike as the Fed announced that they would be buying Mortgage Backed Securities in order to stabilize the mortgage market.

If they drag their heels or if it is over the occupancy standards there should be a notice to comply posted or legally delivered.  

The interest rate spike hasn't been a full year. 

Sometimes street pressures can spike or sometimes your pressure regulator goes bad and you'll see leaks, but those usually occur first at joints and faucets.

Gearing more toward institutional, where institutional actually caused the spike and the problems.

prices have gone up for us here and I think they will not see any huge spikes but will continue to go up gradually.

I lucked out because here in Alberta we just had that kind of spike happen in the market.
