I think you have a good plan, BRRRR is still a great route in the current market, and especially for the states you are already in - both Indiana and Georgia are very well positioned for BRRRR deals in my view / experience

You want this to be your backup plan if things take longer than anticipated, you do not want to dip into personal credit cards so i would use a heloc to help with down payment but try to keep a nice available balance on a heloc as your insurance policy. 

I agree local banks and credit unions will be better if you're planning on growing your portfolio. 

My Realtor did most of the work for me on this deal, as I told him what I wanted and what my plans were.

In a text book case you'd buy a property for half of its ARV (after repair value) and then spend 25% of ARV on rehab and generate 25% equity.

My client plan is to demolish and do new construction within 1 year.

This deal showcased how strategic planning, targeted improvements, and a strong partnership could deliver impressive returns.

I think the long-term plan for this home is either to sell it later on or keep it as a rental as this isn't our forever home.
