I would also like to see how the tool performs in this period of "correction" (when there is a flurry of indicators/articles/opinions pointing to a slowdown/correction/downturn) and validate its signals so I can trust it when the upswing happens and the buying should happen.

Also, the fact that a 61 acre parcel is struck off -meaning no one was willing to buy it at one or more auctions could signal a bit of a concern.

As long as you have better looking property to look at on your way to brunch.I get that your heart is in the right place but when people try to virtue signal about fixing stuff up to raise up the rents they never consider the impact to people that can't afford nice places.

Having said that, if you are at the property regularly and deal with the tenant directly, they will likely figure things out.Fairly certain (happy to be corrected) that the LLC has to list who the managing member is and I'm not sure the lawyer will want to take on that responsibility as that means they have to sign all documents.Landlord insurance is with respect to the property insured; typically ~$1,000,000.

If he isn't willing to that is probably a sign that he has let maintenance go and could signal potential headaches for your buyer down the line.

One day, the perception of those colleges will change, but it's going to take several years.Sorry for the rant...I agree college is important but to automatically take on 200k of debt when you could have taken on only a fraction of it, or none at all, signals a serious error in judgement and common sense.
