In short it doesn't matter if you increase how much income a residential home is leased out for that will never improve your property value it's always based on how much homes in that area sell for. commercial real estate on the other hand has a few other ways properties are valued including the income approach.

For short term bridge loans with rehab, if the area is a lender preferred area (you learn these areas by doing lots of deals and noticing in what situations the lender offers their max terms), and your credit is good, and the spread is above average then 90% of the purchase price is possible, so you only come with 10%.But I can already tell what you are after I feel, are you trying to find out how cheaply you can be into a deal for?

Just a short list its like 50 ways to leave your lover there are 50 gothcas in sub to. 1. the easiest for everyone to understand the sub to violated the Alienation clause in the mortgage or deed of trust and holder of the mortgage DT / Note decides to call the note due and payable and starts a foreclosure. 2. foreclosure started and the person who bought sub to has no means to pay it off or refinance it and the original sellers credit get trashed and if its a deficiency judgement state even on an owner occ like Texas lender sues original seller for the deficiency. 3. this kind of investing or acquiring assets tends to attract those with limited resources so they have no ability to fix things they decide to scale up and then it goes out of control and sellers are really harmed4. deal goes south and original seller sues or files complaint with AG. 5.

For the bankruptcy properties, we contacted the trustee phone numbers on the website, however, they usually just replied to ask us to look for debtor's attorney.For short-sales, we searched the listing on zillow.com, but majority of them are off market.We used BP recommended realtor and asked if they can help with the properties we targeted, the realtor searched for a week of the foreclosure ones and get back to me that she believes she will not be the right partner.
