I told the manager I've managed a portfolio of short-term rentals and that my previous landlord allowed me to do it and loved that it created an incentive for me to take exceptional care of the property.

@Jordan Sachs I feel that $3000 is short money for an easy fix to the problem.

The short answer is I look for 9% min and try to press it to 11% with those strategies along with rental increases once improvements are made and the tenants know you actually care about the property.

There was a short time where they would keep finding new things every time they were at a property, even for reinspection (small nuisance type repairs usually).

I've got 2 condos, a 2 bed at Maui Banyan and a 1 bed next door at Kihei Akahi.I'd definitely agree with @Patrick Franta - from my experience as well, the 1 bed unit has performed better.Also props to @Mike Neubauer for sharing his knowledge and experience with me - I'd definitely recommend you take him up on his offer if you have questions etc.I recently heard that the County of Maui is considering a ~50% increase in property tax for short term rentals from the current $9.37 rate to $15.41, equal to what time share units pay.
