It's relatively inexpensive and I've found some quality roofers, electricians, plumbers, painters and handymen.I don't use craigslist and homeadvisor anymore.

Husband works in construction, BIL is pro roofer, cousins are carpenters., SIL does HVAC...so we/he would have lots of help quickly whipping it into shape.

Either you set it on autopilot and they will spend every last dime you make, or they will contact you for every last request and you are basically doing it yourself but without meeting the tenants or driving to the property.I prefer switching to doing it myself because I was asked by PM if I wanted to spend 10k on a roof, and I thought it was high, called a roofer, and went myself to get a quote.

Have a roofer give you and estimate for a new roof.

@Taylor Green , I'm not a roofer but in my experience with fix & flips (and building new houses) a "30 year" roof almost never lasts 30 years.

The bank has made promises and demanded back rent, but taken no action.In our latest exchange, the bank sent a quote they claim to have recieved from a commercial roofer, and that they are intending on replacing the roof by the end of the month.

Easy to fix but roofers are in the business of selling roofs so it's hard to find someone to actually fix the problem.

In the meantime, if you ever need any suggestions or references on any skilled trade workers; i.e- roofer/gutters/siding/etc don't heisitate to reach out to me.
