She submitted her application and passed all of our qualifications (income, rental history, etc) When I reminded her that everyone over 18 needs to submit a separate application, she informed me that it would just be her and her two children living there.

I just saw a small kid in Worcester pushed an AC out a second story window and the AC and kid landed on the pavement so I have considering sending a notice to remind tenants that AC should be secured.

I always start reaching out by text reminding them of the rent payment and to give me a call if there are any issues.

We typically try to make changes 1st of every year so we'll start notifying them in October and remind them again in November & December.
