Get out of your comfort zone.

The zoning is RS3, so we'd have to wait til ADUs are allowed city-wide + dig down to meet the ceiling height requirement if we want to make it a third legal unit which is not something that financially makes sense right now.  

I've personally found that I also want to look more at other factors like zoning laws for a property, etc.

All the while keeping within the same zip codes, school zones and not crossing any major roadways if possible. 

For example if local rents are $3k/mo and your house hack in $1k in the red, thats a sweet deal.

It may be properly zoned but the municipality may no longer allow new MHPs to be placed on the land.

While the deal does not hinge on the ground-up phase, it could provide a significant upside.After consulting with the City Zoning Department and reviewing the dimensional regulations of the neighborhood district, it appears that my plan is feasible.

Unfortunately I did not do the requisite due diligence early enough in terms of Zoning and I can not execute that plan. 

Red, yellow, anything but blue turn it around and go away....
