I'd anticipate financing wise at least 6 months but would always recommend a 18 month financing term on your loan if your getting one.

Tenants can be frustrating (to say the least)... and the situations that come along with them - from stopped up toilets to evictions, among many others, present challenges.I wouldn't recommend a Heloc for a long term hold as the rate is variable... and over 4 units you will require a commercial loan if going the traditional route of financing.  

Since you're investing from a distance, I recommend interviewing multiple agents, lenders, property managers, contractors, and other professionals to build a strong and reliable team.

I recommend working with a Mortgager Broker we have options that allow you to close under and LLC, NO FICO, No Income etc. 

I'd recommend keeping them separate for that reason. 70% LTV should be doable as long as you qualify (LTV can be affected by your FICO scores).

You will be competing with people who have 'boots on the ground' and can visit any property owner with short notice.While wholesaling from afar is possible, it is recommended to begin closer to home.
