This allowed me to get the first right of refusal on the other property which I'm currently working on an owner finance deal that would be based on a 20 year loan, balloon in 3 years with no interest.

There are loans that you can obtain in the LLC, however, the terms are generally less favorable than purchasing as an owner occupied FHA or Conventional loan.
